Take a 500-square-foot garden-level space that hasn’t been updated for 30 years. Make it white everywhere, ceiling, walls, cabinets, and countertops and the space doubles visually. Because there was so little room for doors to swing open, we added sliding barn doors and gained effective space. The overriding them is monochromatic. The drapes throughout are the same wheat linen, the light fixtures are the same fixture in three sizes, and the same tile is used on the floor and the shower walls. The outcome: the tenant had been planning to terminate the lease and buy a home. After the remodel, the tenant determined to stay on and pay increased rent. Win-win-win.
